Turn your concern into documented evidence.

A photograph or dark spot on a wall doesn’t always tell you exactly what you’re dealing with. Our inspectors document what they observe, evaluate moisture conditions, collect samples when appropriate, and provide laboratory results and a written report.

When you’re communicating with a landlord or property manager, documentation matters. Your independent inspection can provide:

  • Professional inspection findings from accessible, agreed areas
  • Photos of affected areas
  • Relevant moisture readings and observed water damage
  • Likely moisture sources, with uncertainty clearly identified
  • Laboratory analysis of collected samples, including mold types or groups the laboratory can identify
  • A written third-party report to keep with repair requests and communications

Instead of simply telling your landlord, “I think I have mold,” you have an independent professional report documenting what was found—and the limits of the inspection.

Already notified your landlord?

Arizona tenants must promptly notify their landlord in writing when a condition requires maintenance or repair. Landlords generally have a duty to make necessary repairs and keep rental property fit and habitable. Read A.R.S. §33-1341(8) and A.R.S. §33-1324.

If you’ve already reported the problem and it hasn’t been properly addressed, an independent inspection may strengthen your documentation and help inform your next step. Depending on the circumstances, your report may be useful in discussions with your landlord or property manager, code enforcement, legal aid or an attorney. An attorney can advise whether and how it may be used in a court proceeding.

Arizona law provides damages or injunctive relief for certain landlord violations. Whether inspection costs are recoverable depends on the facts and applicable law; reimbursement and any legal outcome are not guaranteed. Read A.R.S. §33-1361.

What if my landlord already “fixed” it?

A fresh coat of paint or a quick spray does not, by itself, establish that the underlying problem has been corrected. If an odor returns, the wall is still damp, or you are unsure what was removed or repaired, an independent follow-up can document the current conditions.

We can perform an independent post-remediation inspection and testing to evaluate accessible affected areas, relevant moisture conditions and appropriate samples. Bring any cleanup records or previous reports so the inspection can address the questions that remain. The scope and any project-specific verification criteria should be agreed before the visit.

The water source must be corrected, and contaminated porous materials may need removal even after cleaning or disinfecting. See Arizona Department of Health Services: Mold in My Home and EPA’s cleanup and completion guidance.

We report what we find; we do not promise a favorable result or certify a home as medically safe. A sample supports the inspection—it does not replace checking the moisture source and the completed work.

Independent means independent.

We do not sell mold remediation or repairs. Our job is to inspect, test when appropriate, document what we find and give you clear information. We have no financial incentive to recommend a larger mold-removal job.

We serve homeowners, tenants, responsible landlords and property managers with the same objective approach. If you need a remediation professional, we can share optional referrals. You choose whom to hire; your inspection is not a cleanup sales pitch.

Get answers. Get documentation.

If something looks or smells wrong in your rental, an independent inspection can help you understand and document the building conditions.

Know what testing can answer.

Sampling can add useful information when paired with inspection findings. It represents particular locations and conditions at the time of collection; it cannot identify every hidden problem or diagnose illness. Visible mold and an active leak can require prompt correction without waiting for a test. EPA explains the uses and limits of mold sampling.
