Get a clearer picture of your home
If a room smells musty, a leak keeps returning, or you are concerned about mold where you live, an independent inspection can turn those concerns into a documented property record. Moisture readings, photographs, inspection observations and laboratory results help you understand what needs attention and plan the next step.
Mold Testing Express inspects homes, rentals and commercial properties across Southern and Eastern Arizona. We test it. We document it. We never sell mold remediation.
Why mold and moisture deserve attention
Mold allergy can cause sneezing, congestion and itchy or watery eyes, and may trigger asthma symptoms in susceptible people. The American Academy of Allergy, Asthma & Immunology explains that an allergist can evaluate symptoms and identify relevant allergens. Read AAAAI’s mold allergy guidance.
CDC/NIOSH describes associations between damp buildings and respiratory problems, including developing or worsening asthma. It also notes that mold can cause irritation even in people without a mold allergy. Read CDC/NIOSH’s damp-building guidance.
Give your healthcare professional your symptom history and timing. Give your inspector information about leaks, odors, affected rooms and previous repairs. Together, these conversations help you pursue appropriate care and informed property decisions. Seek urgent medical care for severe breathing difficulty.
What your independent inspection can document
- Visible conditions and the locations that need attention.
- Moisture readings, observed water damage and likely moisture sources.
- Photographs that connect findings to specific rooms and surfaces.
- Indoor and outdoor comparison samples, with laboratory analysis.
- A reviewed written report that brings the observations and results together.
Sampling locations are chosen for the questions being investigated. EPA emphasizes the importance of experienced professionals designing sampling protocols and interpreting results. Read EPA’s sampling guidance.
Put the findings to work
Keep your report with repair requests, property records and contractor communications. It can help you explain a moisture concern, plan corrective work and document an independent assessment after cleanup. Address active leaks promptly and retain a record of the work performed.
After remediation, a follow-up inspection can document visible conditions and moisture readings, with sampling selected for the project. EPA notes that surface sampling may help evaluate whether an area has been adequately cleaned. EPA: sampling after cleanup.
