Describe the condition in plain language
If you notice a leak, recurring dampness or suspected mold in your rental, make a factual record. Write down the date, location, visible condition and whether water is still entering. Photograph the area without disturbing materials. Save original images and keep a short chronological log.
Avoid treating a photograph as proof of a mold species or a medical diagnosis. Describe what you see: a stain beneath a window, growth on a cabinet back, or water near a fixture. If health symptoms concern you, seek medical advice separately rather than waiting for the property dispute to be resolved.
Keep written repair communications together
Use a written repair request and retain a copy and delivery record. Keep responses, appointment details and notes about work performed with that request. If an online portal is used, save its confirmation and the submitted text. A clear record helps when different people handle a repair at different times.
Arizona’s residential landlord duties include maintaining fit and habitable premises and meeting applicable building-code requirements affecting health and safety. Which duties and remedies apply to a particular rental depends on the facts and the governing rules. A mold test does not decide legal responsibility.

Get advice before choosing a legal remedy
Do not assume that a test result allows you to stop paying rent, terminate a lease or deduct repair costs. Notice requirements, deadlines and available remedies can differ by circumstance and housing type. Get advice before taking a step that could affect your tenancy.
The Arizona Judicial Branch’s landlord-tenant information is a useful starting point for official resources. Southern Arizona Legal Aid may also be able to help eligible residents. Bring your lease, repair communications and factual record when seeking advice.

Use testing for a defined purpose
Visible mold often does not require sampling before addressing the moisture and cleanup. If you want an independent assessment, explain what needs documenting and confirm property access and any permissions before the visit.
Mold Testing Express serves homeowners and tenants. We do not determine liability, promise reimbursement or perform remediation. Our tenant resource center is available whether or not you purchase testing, and bookings and payments are handled online.
