Turn your concern into documented evidence

A recurring musty odor, water staining or questions after a repair deserve a clear record. An independent inspection brings the observations together: which areas were inspected, what the inspector found, where moisture was measured and what the laboratory identified in collected samples.

That record helps homeowners, renters, landlords and property managers communicate about the same documented conditions. Keep it with photographs, maintenance requests and repair records.

Understand the conditions in each location

Our inspection can include photographs, moisture readings, observed water damage, likely moisture sources and laboratory analysis of collected samples. We connect those findings to specific locations so you can see what needs attention.

Tell us about previous leaks, recurring odors, inaccessible areas and any cleanup already performed. Those details help focus the inspection and sampling plan.

Learn more from indoor and outdoor samples

The base package includes one indoor air sample and one outdoor comparison sample. The comparison adds context to the indoor findings. Additional indoor samples can document other selected rooms or areas, with laboratory results interpreted alongside moisture conditions and observations.

EPA recommends experienced professionals for designing sampling protocols, collecting samples and interpreting results. Read EPA’s mold sampling guidance.

Document conditions after corrective work

If affected materials have been cleaned, removed or painted over and you still have questions, an independent post-remediation assessment can record current visible conditions, moisture readings and appropriate sample results. EPA notes that surface sampling may help determine whether an area has been adequately cleaned.

Independent findings for your next step

We do not sell mold remediation or repairs. Our work is inspection, testing and documentation. You receive a reviewed written report and decide how to proceed. We can provide referrals on request.

Our $495 base package includes the inspection, one indoor air sample, one outdoor comparison sample, laboratory analysis and a written report. Additional indoor samples are $69 each.
